OK, so you can’t buy one of the million-dollar houses in this year’s Home Builders Association of Middle Tennessee Parade of Homes – they’ve all been snapped up – but rest assured that there are some brand new houses of similar size, style and price to be found nearby.

In the Brentwood area, a surplus of new high-end homes stalled construction of these homes. But gradually, most of that inventory has been sold, enable builders to generate more new high-end spec houses.

Annandale, the site of this year’s Parade of Homes, was the first place to witness the rebirth of the million-dollar spec house. Today, a homebuyer who is shipping in this price point will find at least three houses in construction that are available.

Ford Custom Classic Homes is building two off Carrisbrook Lane, one priced at $1,008,471 and the other at $1,039,540. They are five-bedroom houses with more than 4,000 square feet.

Grove Park Construction, one of the Parade of Homes builders, is building a 6,848-square-foot house at 9292 Exton Lane, price at $1,450,000, and the builder will start another million-dollar house off Carrisbrook in about a month, according to broker Lisa Culp Taylor, who has the listing with Susan Gregory at Bob Parks Realty.

They also have the listing to see a million-dollar house that Legend Homes, another Parade of Homes builder, will start in a few weeks. Taylor says that house, along Exton Lane, will be similar to Legend’s Parade of Home house.

And yet another Parade builder, Hidden Valley Homes, will start a $1,150,000 house along Exton Lane in a couple of weeks, Taylor added.

Two more homes in this size and price range are being planned for Exton Lane in future months.
